Boomers and Beyond at the Beach...in Delaware. by Active Adults Realty

One of the shows I enjoy on HGTV is Income Property. A recurring theme is to buy a property where you can live in one unit and rent the other. The rental income helps to pay your mortgage while you are building equity. In Coastal Delaware, that is not an easy type of property to find but we have one in the heart of Historic Milton, Delaware.

308Chestnut 001Located at 308 Chestnut Street, this Victorian home has a first floor apartment and a second floor apartment with a separate entrance. Listed for $275,000, you could live in one and rent the other unit or rent both.

Only a few blocks from Irish Eyes, the Broadkill River and Milton Memorial Park where Summer Concerts begin in May. Historic Milton is a charming town that is also home to Dogfish Head Craft Brewery, one of the fastest growing craft brewers.

Milton is only 15 – 20 minutes to the  Coastal towns of Lewes and Rehoboth Beach but far enough away to avoid the traffic on summer weekends.

Take a look at 308 Chestnut Street and contact Kathy to arrange a personal tour.

The long wait is over and it does appear that a local couple in Milton has a contract to purchase the Milton Theatre. Located in the heart of town, the historic theatre has hosted live theatre, musical performances, local events and town activities but for more than a year it has been dark.Milton Theatre

What a perfect time for this to happen since Milton is on the move. The community of Heritage Creek is booming and Wagamons West Shore is now home to new models from Schell Brothers. With more new families and retirees moving into Milton, the re-opening of the Milton Theatre will be exciting news.

Lisa confirmed this week that she and Glenn have signed a contract to buy the theater. “We’ve entered into a contract, but the deal is not complete. No dollars have changed hands. But we sure do hope it goes through. It’s a dream and a good idea but we don’t own it yet.”

Lisa said the couple plans to keep the theater as a theater. “The first thing we want to do is set up a board of directors to help us with the various aspects of running a theater. We live here. We’re raising our family here. We want Milton to thrive. Hopefully we can find members for the board who can bring a good sense of the business side of theater and help us with the theatrical side of things. Of course Glenn brings construction knowledge.”

Relocating to a different state can present some challenges if one or both spouses are still working. I have been working with Buddy and Linda for some time now but never both of them at the same time. First Buddy made the initial inspection trip and decided he liked it here. Then we had to find a time when Linda was going to be in the area to visit family up in New Jersey. That day came this past summer and she brought her family with her on the Cape May-Lewes Ferry. I picked them up and we spent the day looking at the same areas, communities and homes that Buddy had seen a few months before.

Next, Buddy routed himself through Delaware on a business trip and he became more familiar with the area and the list of communities. On his next visit it became clear that one particular community was the clear winner for them – Heritage Creek in Milton, Delaware.

Since Linda could not be with him, I pulled out my new Sony camcorder and proceeded to take a video of the two different floor plans available. The video I took is not a formal “Virtual Tour”, but it did help Linda see what Buddy was seeing and to walk through with us even though she was hundreds of miles away.

The question now is – which model will Buddy and Linda choose?

Milton, Delaware 19968 — I am a big fan of CNBC. Over the years, certain advice is repeated by big name guests and I think it also applies to real estate. What I hear guests like Warren Buffet and many others say is that the best time to buy (a stock, a home, an investment) is when everyone else is afraid to. Quite a few of our clients who bought homes over the past few years would agree I think.

So happy that many of our clients and friends from Milton, Delaware, came to this year’s Client Party at Irish Eyes in Lewes, Delaware.

Barry has retired a few times. When I first met Barry and his wife Celia, he was the Vice President of Franchise Development at AAMCO where he spent 16 of his 30 years in franchise sales. Barry grew up in Reading, PA, and met Celia in Bermuda while he served in the United States Navy 44 years ago.

Auchenbach new homeWe found their new home in Lewes, Delaware, in October 2008. Barry retired from AAMCO in July 2010 but kept being pulled back into the Franchise business until he finally said “I’m Done” in October 2011.

Sitting around just doesn’t come naturally to people like Barry and he figured he had to find productive ways to fill his time. “Sure, I go fishing” Barry said, “but I can’t do that all day every day.” Go to the Beach or the Cape Henlopen State Park? He loves being close to the water, but still he had all this free time on his hands.

Barry stopped in one day at Dawn’s Market just up the road in Milton on Cave Neck Road and Route One. Wally and Dawn Goff had a pot of coffee on when he got there and they enjoyed the company and some great conversations.

Jean BowersJean retired as a librarian and library manager in 2009 and relocated from the Virginia and Washington, D.C. area to Sussex County Delaware. Jean was drawn to Delaware by the small town atmosphere and the natural beauty found in the ocean, the countryside, and the woods. Many of her paintings depict the beauty found in local scenes.

Jean is continuing her art studies begun in the early 1980s when she was a BFA student. Since retiring Jean has renewed her interest in art and has begun to practice and study extensively.

Jean is a member of the Rehoboth Art League, Cape Artists of Lewes, the Mispillion Art League, the Milton Art Guild, the Worcester County Council for the Arts, and Delaware By Hand. Jean exhibits her work regularly. Her painting of the Blue Ridge Mountains was on exhibit at the Biggs Museum of American Art.

I asked Jean if she missed anything about her life in Washington, DC. “We miss nothing about Washington,” she replied.

Was there an adjustment period when you retired, I wondered. (more…)

Dogfish PlayhouseWhat could be better than blending the old and the new. The Milton Historical Society has joined with Dogfish Head Brewery to sponsor summer walking and brewery tours in Milton this year. Trust me, these tickets will sell out quickly so don’t delay making a reservation.

Tour Dates

Tours are scheduled from 10 am to noon on June 30, July 21, August 18 and September 15, beginning at the Dogfish Head Brewery.

The walking tour explores the town’s numerous architectural styles and presents the historical background of the King Cole Cannery. When the tour returns to the Brewery, you’ll get to see the behind-the-scenes of the brewery, brew house, cellars and packaging hall. But, most importantly, the highlight is the chance to sample Dogfish beers.

Reservations are free for members of the Milton Historical Society and $5 for non-members. For more information, please visit www.historicmilton.org.

Bargains are everywhere and there are yard sales all over town. From the Historic District, downtown by the Broadkill River and the Parks, in the neighborhoods.

I’ve heard there are some great sales happening in Cannery Village, so don’t miss out.
